    The Rental Process

    Before you shop

    As you already know - Rental units go FAST!

    • Understand your budget limits.  

    Have enough funds on-hand for 

    1. 2 months rent
    2. 1.5 months security deposit
    3. Moving expenses
    4. Utilities for 1-2 months

    • Have your move in date (and plan b move in date) established
    • Check your credit score(s) and start to improve them if necessary.
    • Have the last few previous landlords' information ready for reference checks:

    Name, Address, phone #, years you rented

    • Obtain a letter from your employer(s) for work & income verification.
    • Have last year's W2 forms scanned and saved.
    • Have bank account statement showing proof of funds (scanned or pdf)

    • Have your ID's scanned and saved.

    I will present your terms to the owner / property manager by doing the following:

    • I will send you a lease application.  It must be filled out completely.
    • As the applying tenant, you will need to initiate the NTN (National Tenant Network) report / credit report
    • I will provide all documentation noted in the first step to the owner / property manager
    • I will address any concerns you have and negotiate terms before moving forward
    • We will establish move in date & submit everything for review

    Congratulations but we're not done yet...

    • We must now fill out the Lease Agreement. This is the primary document between you and the owner / property manager.
    • Get renter's insurance (paid in full) for the duration of the lease starting the day prior to moving in. (If you have pets that are allowed, they need to be on the policy)
    • I will provide you with how each Certified Bank Check should be filled out and brought to the lease signing. 

    REMEMBER: 

    These must be Certified Bank Checks

    • Hire a moving company or family / friends with big trucks - set the date.
    • Your agent will arrange a date and time to sign the final lease, hand over the checks and take the keys.


    Move in day

    The big day!

    • Bring to lease signing the following:

    1. The checks filled out and proper amounts and made out to the proper parties
    2. Insurance deck page showing insurance has been paid in full

    (Make sure your insurance starts on day 1 of your lease if not 1 day before.)

    • Have a move in checklist and note any damage prior to moving anything in. TAKE PICTURES
    • IMPORTANT: Transfer ALL utilities you are responsible for to start on day 1 of your lease agreement.
