Before you make an offer, make sure you understand your budget.  

Talk to your loan / mortgage broker to understand your DTI (Debt to Income Ratio) & see how  your credit score can impact your rates.

Now you have your budget:


  • Get a pre-approval letter before you put in your offer. These pre-approvals also have a shelf life of about 45 days or less.  Make sure it is current when submitting your offer.
  • Have the most current bank statements that show "proof of funds" for your deposit and down payment.
  • All of these documents should be scanned and ready to email.

Now that we have the first steps complete, let's think of these:

  • What is the $ price you want to offer?
  • How much $ Earnest Money?
  • How much down payment $ to put toward the mortgage (20% or higher eliminates PMI).
  • Are there any "contingencies" you have?
  • Are there any questions you have about the property before we move forward?

6. IMPORTANT: Do's & Don'ts

Now that we have the:

  • Pre-approval letter & Bank statements showing proof of funds
  • All necessary paperwork ready, time for you to receive the documents via DocuSign to review and sign.

  1. The Seller's Disclosure

  3. Consumer Information Statement
  4. Some other documents may be necessary which will be explained in detail.
